Founded in 2006, Genesis Management Group is a full-service real estate investment, management, and development firm based in Boston, MA. Formerly senior members of the JMB/Urban Development team, Genesis leadership demonstrates experience across geography and property type, previously managing Boston’s Copley Place and Moakley Federal Courthouse, as well as Washington, D.C.’s Ronald Reagan Building, among many others.

Mr. Paul C. Grant
Partner/President & CEO

As President & CEO of Genesis Management Group, Mr. Grant possesses over thirty years of experience and expertise in the real estate industry as a manager, site-developer, and property investor. Mr. Grant is best known for approaching all types of properties in an entrepreneurial fashion, and has become an expert at identifying opportunities for adding value and managing expenditures. Throughout his career, he has worked on projects owned by private entities, local municipalities, various states and the federal government, and was most recently Executive Vice President / General Manager of Copley Place for nearly two decades before founding Genesis in 2006. Mr. Grant has held executive-level positions at a variety of regional and national real estate companies. In these prior roles, his efforts resulted in tremendous growth within those companies adding a diverse group of properties and property management assignments to their respective portfolios. Mr. Grant is a graduate of Northeastern University with degrees in Finance and Law and he is a member of the International Council of Shopping Centers (ICSC), Building Owners and Managers Association (BOMA), National Association of Industrial and Office Properties (NAIOP). Mr. Grant is active on various boards and charities as well as a supporter of the Boy Scouts of America.

Mr. Richard Vitale, CPA
Partner/Real Estate Investment/ Wealth Management

Mr. Vitale’s expertise as a Certified Public Accountant and Wealth Management expert allows investors in the Genesis fund to bring together the collaboration of expertise in not only real estate investment, development, and management, but also the tax and estate consequences. Mr. Vitale has founded one of the most successful CPA firms in the United States and is a trusted advisor to several boards of directors, firms and clients. His experience and expertise is an important element to the success of the Genesis team. Our clients enjoy the benefit of the special skills of Dick in the pursuit of Tax and Wealth planning. Mr. Vitale specializes in transaction tax structuring and he attended Bentley College undergraduate in accounting and masters in taxation. Mr. Vitale is also an active member of several charitable organizations.

Ms. Joyce Tremblay: CPM
Partner/Senior Vice President

Ms. Tremblay is an accomplished property manager with extensive experience managing retail, office, industrial, government and parking/garage facilities. As a CPM, whose areas of expertise include lease administration, budgeting/financial reporting, operational management, construction coordination, marketing, and tenant relations; Ms. Tremblay skills have proven beneficial to the Genesis Management team and to its clients. Ms. Tremblay has a BS in Accounting from the University of Lowell and is a member of IREM, BOMA and the ICSC. Ms. Tremblay is an avid golfer,  artist and competitive world class swimmer. Joyce Tremblay is also an active member of several charitable organizations and supports the YMCA among others.

William Kouchalakos, MBA

CIO/National Investment Partner

Bill brings a wealth of experience and expertise in the selection, purchase, and development of commercial real estate. His keen sense of market conditions and business acumen sets Bill apart. Mr. Kouchalakos is held in the highest regard in the investment industry both regionally and nationally. Bill’s experience is extensive and was built over the past three decades with over $1 billion of commercial real estate acquisitions and dispositions. Bill also has a deep understanding of fund raising and asset management. Mr. Kouchalakos is an avid golfer, sportsman and family man. Bill is a graduate of Dartmouth College (BS) and received his MBA from Harvard Business School. Bill sits on the boards of several companies and is a trusted advisor to the Genesis clients and Team.

Denny Harvey

Property Manager / Indiana Region

As with all great Management team at Genesis Denny has excellent, customer service skills. Denny as the manager works with tenants to make and keep them happy, and works to get new tenants. Mr. Harvey has great negotiating skills: and will work out details with potential tenants, put bids out for work or service on the property, and deal with many people in the community.

In many respects the Manager at a GMG property is the face of the property. Denny Harvey is backed by the talent in the corporate office in the various fields of support such as accounting, leasing and construction. Denny possess excellent organizational skills: There are many facets to a property manager’s day. Working with tenants, with local government, with public works and paying bills. Organization to get it all done is key. Denny enforces occupancy policies and procedures by confronting violators. He Prepares reports by collecting, analyzing, and summarizing data and trends. Maybe most importantly Mr. Harvey accomplishes financial objectives by collecting rents; paying bills; forecasting requirements; preparing an annual budget; scheduling expenditures; analyzing variances; initiating corrective action. Denny is also an avid sports fan and a wonderful family man.

Scott Farley

Property Accountant

Scott is a recent graduate of University of Massachusetts. Scott Farley concentrated in Finance and accounting and possess a passion for numbers and accuracy. Scott has interned in several real estate environments and has an excellent working knowledge of all of our accounting systems. Scott is expert in Yardi and all of our banking functions and duties. Scott was the captain of his College Golf Team and is a near scratch golfer. Further he is a support of several charities and oversees the Genesis Management Group annual charitable fund donations.

Craig Scruton, MBA

Asset Manager / Acquisitions / Atlanta, Georgia

Craig is an experienced and seasoned Investment and asset manager. Most recently directing the acquisition and asset management for the nearly 800k rsf office parks of American Business Center and White water Business Park in Georgia. Craig oversaw the leasing, major capital improvements and management of these assets. Mr. Scruton communicated with the financial partners. Craig is a highly regarded member of the acquisitions team and is well known and very active in the local market place.

Michael Vasquez

Operations Onsite

As with all great members of the management team at Genesis, Mike has excellent customer service skills. Mike acts as the operations person works who with tenants to make and keep them happy. Mike assists the leasing team in their efforts to get new tenants. Edmund Tremblay, CPA, CIA

A seasoned professional who is both a Certified Public Accountant (CPA), and a Certified Internal Auditor (CIA), Mr. Tremblay’s 40 year work history includes working in public accounting, for private corporations and as an auditor for a governmental agency. The variety of these work experiences have allowed Mr. Tremblay to become an expert in preparing and reviewing financial information presented by others. Mr. Tremblay graduated, with honors, from Bentley College with a BS in Accounting. He is a member of AICPA, MA Society of CPA’s, Institute of Internal Auditors, and the Association of Government Accountants.

Mr. Sparazzo is a highly trained and licensed electrician. Richie is consulted and brought in on all electrical issues related to our facilities. Mr. Sparazzo has a deep understanding of all the major types of systems used to heat and cool and oversees much of the maintenance staff throughout our New England portfolio. As with all great Management team at Genesis Richie has excellent, customer service skills. Richie works with tenants to make and keep them happy. Mr. Sparazzo has excellent negotiating skills: and will work out details with potential tenants, put bids out for work or service on the property, and deal with many people in the community.

In many respects, Richie Sparazzo is the face of the various properties he is involved in. Rich is supported by various technical experts and mechanical firms when required. Mr Sparazzo’s expertise and experience saves time and money for the owners of all of our real estate.

David Gillis

Operations Director / National region

Mr. Gillis is a highly trained and licensed HVAC expert. David is consulted and brought in on all mechanical issues related to our facilities. Mr. Gillis has a deep understanding of all the major types of systems used to heat and cool and oversees much of the maintenance staff throughout our portfolio. As with all great management team members at Genesis, David has excellent, customer service skills. Dave works closely with tenants to make and keep them happy, and works to get new tenants. Mr. Gillis has great negotiating skills: and will work out details with potential tenants, put bids out for work or service on the property, and deal with many people in the community.

David is supported by various technical experts and mechanical firms when required. David’s expertise and experience saves time and money for the owners of all of our real estate. There are many facets to a property manager’s day but tenant HVAC comfort and reliability is one of the top responsibilities for Genesis and David Gillis.

Ms. Avgeriou is a graduate of Sawyer Business School, Suffolk Universitywith degrees in M.S. in Finance, investments concentration. Eleni presents all Argus and budget models to the investment committee. Responsible for all new project assets and evaluation. Eleni is a valued member of the Genesis investment team and is excellent in analytical and critical thinking. Eleni is a world traveler and has studied abroad in Brno, Czech Republic. Ms. Avgeriou has caught the golf bug and recently was the winner in her first official tournament.

Mr. Grant attended Boston College, and secured his undergraduate degree (BS) within the Carrol school of Business. Alex is a recent graduate from Columbia University, graduate school, with an MBA degree from the real estate program, arguably the best real-estate program in the world. Alex is extremely skilled in the analytical review of real estate and has command of the Argus valuation system. Alex lives in NYC and works with the Genesis investment team.
